We hope everyone had a safe and wonderful holiday season. We have a big year ahead of us. As state and local legislative sessions begin, the REALTOR® Party is ready to increase our influence in an uncertain legislative, regulatory and political environment. This year, we’ll be working to get more REALTORS® to understand the connection between getting involved in advocacy and sustaining their business. We’ll also be tapping into the power of the consumer in advocacy efforts like we did with the tax reform call for action.

The number of years since the Fair Housing Act was signed into law. This week the National Association of REALTORS® is kicking off a yearlong commemoration of the 50th Anniversary of the Fair Housing Act to raise awareness and create action. Join NAR as it examines community fair housing issues and advocates for changes to the Fair Housing Act to prohibit discrimination based on sexual orientation and gender identity.

The estimated number of real estate teams operating in the U.S. in 2016. By 2019, there could be more than 100,000. In recent years, the real estate team has begun to attract the attention of state regulators. Twenty-four states have statutes or formal regulations in place that address real estate teams. In other states, regulators have issued statements regarding teams. While the level of regulation is still relatively low, there are still legal requirements that teams must follow. The percentage of growth in home prices in 2018 projected by NAR as a result of the tax reform bill recently signed into law. However, some local markets, particularly in high-cost, tax areas, will likely see price declines as a result of the legislation’s new restrictions on mortgage interest and state and local taxes. The White Mountains of New Hampshire are a popular tourist region, but affordable housing for would-be service industry staff is not meeting demand. The 150-member White Mountain Board of REALTORS® used a Smart Growth Action Grant to explore possible zoning changes that would permit higher density development—and more affordable housing.

Using a Diversity Initiative Grant, The Houston Association of REALTORS® put together a program for members, including the multicultural real estate associations in town, providing information on topics from mold remediation to tax relief to dealing with the emotional aftermath. Grocery story gift cards and a positive housing market outlook made the supportive event even cheerier.

Last fall, with four seats on the Town Council up for grabs, the Telluride Association of REALTORS® (TAR) made the most of the opportunity to promote candidates who espoused the values of affordable housing; sustainable growth and development; and economic vitality and vibrancy. With an Independent Expenditure grant, TAR conducted a campaign that helped elect three REALTOR® Champions.

On Common Ground, Winter 2018: The New Neighborhood Now Available

This issue examines today’s focus in both the private and public sectors on re-examining and re-doing existing buildings and communities. New shopping malls are not being built — but underperforming malls are being redeveloped into mixed-use, walkable neighborhoods. To meet the demand for affordable homes in existing neighborhoods, accessory dwelling units are being added into the mix of housing options. The new neighborhood — whether a community newly constructed or an older place reimagined — will exhibit many of these traits: walkability, a mix of uses and housing types, resource conservation, repurposing of assets and making room for everyone.
